Bread Loaf was selected to provide Preconstruction and Construction Management Services for the historic renovation of Central Square Terrace, a 90-unit apartment building located in downtown Keene, New Hampshire. Originally constructed in the 1800’s, the building is owned by Keene Housing and provides independent living for low-income elderly and disabled residents.

 

During Preconstruction, Bread Loaf worked closely with the owner and the architects to develop a detailed budget and phasing approach. As exploratory work was done, it became evident that a new electrical service would be required and a different approach to the mechanical systems was needed to keep the project within budget. The Bread Loaf team was able to identify these issues and others early on the process and advised the team on alternate approaches with detailed cost comparisons.

 

The project included a modernization of the apartments with new kitchens, baths, complete HVAC systems, mechanical equipment upgrades, and improved building efficiency measures. 

 

The project was done in multiple phases with continuous occupancy for the senior tenants. Bread Loaf was also able to navigate the Covid-19 pandemic with minimal disruption by implementing detailed safety protocols.
