Summary

Home of the K-1 Express Gondola to Killington Peak, the K-1 lodge and base area offers the quickest access to the highest terrain at Killington. Originally constructed in the mid-1960s, the existing lodge had seen many modifications over the years and had become inefficient and obsolete. Killington first engaged Bread Loaf to conduct a planning and feasibility study to provide due diligence, project programming, conceptual design and a comprehensive estimate for a new K-1 Lodge. The goal was to create a world-class lodge that provided an elevated experience for those visiting and participating in mountain activities. After a successful planning phase, Bread Loaf was subsequently hired as the design/builder for the project.

Strategy

In order to accomplish the project goals and mitigate significant environmental and space constraints, it was determined the best course of action was to build the lodge in the same location as the existing lodge, allowing the resort to remain fully operational during all seasons. Bread Loaf worked to develop a detailed phasing plan, which involved removing half of the existing building while one half of the new building was being constructed. Once the new half was operational, the remaining original building was demolished and the second half of the new lodge was constructed. Due to the pandemic and supply chain issues, the project went on hold during construction and opened a year later than anticipated, just in time for Killington’s annual Women’s World Cup Event.

Achievement

The new lodge than doubles the square footage of the existing lodge, with a full-service bar, enhanced dining, additional seating and unobstructed 180-degree views of the Vermont mountain landscape.
