Brooks House Renovation
Summary
Bread Loaf provided Construction Management services for the 90,000 square foot, $16 million renovation of the former Brooks Hotel in Brattleboro, Vermont. The vision for the project was to create a LEED quality, highly efficient, mixed-use building. Situated in the heart of downtown Brattleboro and unoccupied after a 2011 fire, the building now features 23 high-end and low-income apartments overlooking the Connecticut River, classroom and office space for the Vermont Technical College and Community College of Vermont, eight retail spaces at street level and three restaurant spaces.
Preconstruction services included estimating, scheduling, logistics planning and constructability reviews. Our in-house Historic Preservation Manager played a key role in developing strategies to stabilize the structure, replace damaged structure, and improve the thermal and weather tightness of the building envelope.
The project was completed in phases with spaces for the Vermont Technical College and Community College of Vermont occupied in only twelve months and final completion of the entire building in fifteen months.
