Summary

Bread Loaf used Integrated Project ManagementSM (IPM) to restore the 1883 Middlebury Town Hall Theater and transform it into a modern 238-seat theater and community center.

Early phases of the restoration included restoration and stabilization of the exterior brick and stone, chimneys, stained glass windows, slate roof, copper weather vane and town bell. The lower level was redesigned and expanded to provide gallery space, rehearsal space, staff offices, dressing rooms and restrooms. The main level was expanded to provide wing and crossover space for the stage.

The last phase of work completed all the interior spaces and created a new balcony and stage structure. New mechanical and electrical systems provide optimal comfortand convenience. Additional lobby and back-of-house space supports year-round productions.

  • Reuse and restoration of existing historic structure
  • Removal of hazardous materials
  • Redevelopment of downtown site
  • Well-insulated building envelope utilizing closed –cell foam for air and moisture control and dense-pack cellulose for bulk insulation and noise control
  • High performance windows and storm panels over historic windows
  • Cellular black-out shades to further reduce heat loss at windows
  • Natural materials such as Vermont slate and copper roofing, locally milled decorative woodwork and patterned cedar shingles
  • Use of recycled and local materials
  • Low or no VOC emitting interior finishes
  • Multi-staging HVAC system to increase efficiency
  • Overall building energy efficiency
  • Energy efficient lighting and state-of-the-art theater lighting control system to reduce power consumption
  • Occupancy sensors at applicable spaces to additionally conserve energy
  • Water conserving plumbing fixtures
